The Miller home had a large 1970s family room addition that was rarely used. They wanted to generate rental income without reducing their primary living space.
We converted the addition into a 540 sq ft internal walk out ADU with a kitchenette, bathroom, bedroom nook, and living area. A new private entrance was added from the side yard. The main house was reconfigured to absorb the lost family room by opening up the existing living room and dining area.
Two goals achieved simultaneously. Main house feels more open than before. New ADU rents at $1,800 per month. Permitted as a JADU plus ADU hybrid to optimize for California law.
