The Francisco family was already planning a significant main house remodel. They realized they could save money and get a better outcome by adding an ADU at the same time, combining the permits and construction phases.
We designed both projects as a single cohesive plan. The main house got opened up kitchens, new master bath, and expanded outdoor living. The ADU was placed in a corner of the lot where it opened a new view corridor. Both projects share a single contractor, single permit package, and coordinated construction timeline.
Completed in eleven months total. Combined cost was 15 percent lower than doing the projects sequentially. Main house value increased dramatically, ADU produces rental income. The ultimate win win.
